The new development project of Intervest, called Herstal Logistics, includes the construction of 70,000 m² of warehouses in the Hauts Sarts industrial zone, where each phase is divided into different plots. The delivery of the first buildings is planned for December 2025.
A few years ago, Intervest bought the remaining part of the former Tire Factory of Continental (former Englebert), which was one of the first companies in the Hauts-Sarts industrial zone in Herstal. The other part of the site remains in the hands of logistics service provider TLI. After full dismantling of the buildings and remediation of the site, Intervest Willy Naessens Industriebouw has entrusted the construction of two warehouses of 38,423 and 32,000 m² respectively.
The first phase of this project must be delivered in the fourth quarter of 2025 and includes four units with an area ranging from 8,000 to 11,000 m², with 8 to 12 charging platforms per unit and a free height of 13.7 meters. Every unit can be provided with a mezzanine. It is currently one of the few multi-client projects in this part of the Liège region, where there is a lot of demand for warehouses, but where there is no new building land. Herstal Logistics is also very well located at the intersection of various important highways and in the immediate vicinity of both Liege Airport and the container terminal from Trilogiport. “Another plus point of the site is that it is a former factory and that the electricity supply is therefore considerable,” emphasizes Stijn van Achter (Country Manager of Intervest for Belgium).
For Willy Naessens Industriebouw, this project is also an important milestone, because it is the first time that the circular construction principle was applied The Circle, where most concrete building elements are disassemble and can be reused elsewhere. According to the contractor, 70 % of the building elements are reusable and the remaining 30 % is recyclable. The CO2 footprint of a new warehouse is thus greatly reduced and intervest therefore strives for a BREEAM Outstanding certification for the entire building.
