Rental prices in Brussels logistics real estate will increase by 12% in 2025

The transaction volume of logistics real estate in 2025 will be below 500,000 m² at the beginning of December, or half of the average volume of the five previous years. The vacancy rate in warehouses has also increased further this year, but remains at an estimated 2.33% below the average vacancy rate of 6.3% in Europe. Rents rose by 12% in Brussels, to 75 euros/m²/year, but remained stable in Antwerp, where you can expect 68 euros/m²/year for the best locations.

This is evident from the professional real estate balance sheet for 2025, which specialist JLL published today. Some transactions at the end of the year stand out, in particular the pre-letting of 50,000 m² and 40,000 m² respectively by Aertssen Group and Van Moer in the Beringen Logistics Terminal. JLL also advised the WDP-Gosselin Group in the rental of 26,000 m² in Genk-Zuid / Bilzen (photo).

Overall, Europe is seeing a slowdown in rental trends after a decade of double-digit growth. This increase has not spared Belgium, with growth of 36% in Antwerp since 2020 and 25% in Brussels. Rents on the main axis of our country, Brussels-Antwerp, continue to evolve positively.
